"Dear UPG, I hope you are doing well.  I am doing great, especially since I finished rehabbing the 2 unit property I bought from you and rented both units.  The cost of renovation estimate you gave me and the market rents in the area were pretty accurate.  The efficiency apartment in the basement is rented at $475.00 and the 3 bedroom at $875.00, both rented the same month the work was finished.  The best part is the positive cash flow I get every month.  I have four other properties that I bought on my own, and the property you sold me generates the most cash flow.
